Everyone has a dream for a countryside house where they can enjoy nature away from the dry daily life of the digital age. It will be perfect if it is a residential space where we may relax while playing golf.


Of course, I am not talking about luxurious houses on the golf course that have been sold at high prices recently. Rather than this, I would like to propose the distribution of country houses or condominiums that are more affordable and that ordinary people can use without much burden.


The current Sports Facilities Act also permits limited installation of lodging facilities within the golf course. However, it is not easy to develop a residential complex with a housing concept. This is because the golf course site is classified as a tourism and recreation development zone in the National Land Planning and Utilization Act. If it is changed to a complex development promotion district, it is possible to develop a residential complex.


According to the law, golf courses are required to preserve at least 40% of the green area, including the original reserve, which is 20% of the total site. If only some of these are allowed for residential development, a considerable number of rural housing sites can be secured. A certain percentage of this site needs to be operated in the form of condos for use by a large number of people. The emission of pollutants that may be generated by using it as a residential area should be strictly controlled by expanding sewage treatment facilities.


In general, the construction of country houses is difficult due to the lack of social infrastructure such as water, electricity, and internet networks. This is because country houses have been developed mainly for small rural housing complexes with less than 20 households that do not require business plan approval. Due to the small scale and small scale, rural houses with little or no infrastructure have been scattered.


On the other hand, the golf course has the advantage that the basic infrastructure has already been sufficiently established. In fact, in the case of Japan, the establishment of residential facilities within golf courses is already allowed, and it is receiving a good response from many people. Of course, environmental pollution and other concerns should not be neglected. It is natural for such issues to be reasonably resolved through reference to foreign cases and open discussion.


It is necessary to form a healthy community in the suburbs of the city where nature and human beings become one while re-evaluating the golf course market situation and the needs of its members, and enjoying a more popular type of housing. Through these efforts, it is expected that the lives of the people will be healthier and healthier. Furthermore, we believe that the golf course can serve as a focal point for the local cultural community in the future in an aging society.
